Permitting in Tequesta — the Village runs its own building department

Unlike Palm City or unincorporated Jupiter addresses, Tequesta is an incorporated village with its own building department. A Tequesta permit goes through the Village of Tequesta, not through Palm Beach County. Contractors from outside the area routinely file in the wrong place and lose weeks finding out; working next door to the Village means we don’t.

Locally, the riverfront lots along the Loxahatchee and the homes near the inlet are a more exposed wind condition than the interior neighborhoods, and the engineering reflects the actual site rather than a Tequesta average. Structures with lighting, heat, or a motorized roof need an electrical permit as well as the building permit; we hold both licenses and pull both.

One clarification worth having early: Palm Beach, Martin and St. Lucie counties are not in the High Velocity Hurricane Zone — that designation covers Miami-Dade and Broward only. It does not mean the requirements here are casual. Wind-borne debris provisions and full engineering still apply, and we design to them.

What the Village will actually accept

No building department on this coast issues against a manufacturer’s general structural evaluation alone. A Tequesta permit needs a site-specific plan signed and sealed by a Florida professional engineer for your parcel — footing or slab, attachment condition, exposure — and that sealed set covers exactly one permit.

This is where quotes diverge without looking like they do. Two prices for “the same pergola” can be a permitted engineered structure and an unpermitted kit, and the paperwork is the only place you can see the difference before the inspector does.
