Permitting in Hobe Sound — there is no town permit office

Like Palm City, Hobe Sound is an unincorporated community, not a municipality. There is no Hobe Sound building department. Every Hobe Sound permit goes through Martin County — the application, the review, and the inspections.

One local wrinkle worth knowing: the Town of Jupiter Island, directly across the Intracoastal, is its own incorporated municipality with its own review. If your address is actually Jupiter Island rather than Hobe Sound, the permit path is different — we handle both, and we confirm which one applies before anything is filed.

Locally, Intracoastal frontage and the lots close to the water are a more exposed wind condition than the interior golf communities, and the engineering reflects the actual site rather than a Hobe Sound average. Structures with lighting, heat, or a motorized roof need an electrical permit as well as the building permit; we hold both licenses and pull both.

One clarification worth having early: Palm Beach, Martin and St. Lucie counties are not in the High Velocity Hurricane Zone — that designation covers Miami-Dade and Broward only. It does not mean the requirements here are casual. Wind-borne debris provisions and full engineering still apply, and we design to them.

What Martin County will actually accept

The county will not issue against a manufacturer’s general structural evaluation alone. A Hobe Sound permit needs a site-specific plan signed and sealed by a Florida professional engineer for your parcel — footing or slab, attachment condition, exposure — and that sealed set covers exactly one permit.

This is where quotes diverge without looking like they do. Two prices for “the same pergola” can be a permitted engineered structure and an unpermitted kit, and the paperwork is the only place you can see the difference before the inspector does.
