Permitting in Jensen Beach — everything runs through Martin County
Jensen Beach is an unincorporated community, not a city. There is no Jensen Beach building department to apply to. Every Jensen Beach permit goes through Martin County — the application, the review, and the inspections.
That includes the Hutchinson Island addresses with Jensen Beach mailing addresses that fall in Martin County. Barrier-island lots are the most exposed wind condition we design for, and a structure out there is engineered to its actual site, not to a mainland average. Structures with lighting, heat, or a motorized roof need an electrical permit as well as the building permit; we hold both licenses and pull both.
One clarification worth having early: Palm Beach, Martin and St. Lucie counties are not in the High Velocity Hurricane Zone — that designation covers Miami-Dade and Broward only. It does not mean the requirements here are casual. Wind-borne debris provisions and full engineering still apply, and we design to them.

What Martin County will actually accept
The county will not issue against a manufacturer’s general structural evaluation alone. A Jensen Beach permit needs a site-specific plan signed and sealed by a Florida professional engineer for your parcel — footing or slab, attachment condition, exposure — and that sealed set covers exactly one permit.
This is where quotes diverge without looking like they do. Two prices for “the same pergola” can be a permitted engineered structure and an unpermitted kit, and the paperwork is the only place you can see the difference before the inspector does.
