Permitting in the Town of Jupiter

Jupiter addresses inside the town limits permit through the Town of Jupiter Building Department. We are based here, we file here constantly, and we know which reviewers want what before the set goes in.

Two things catch people out locally. Anything east of the Intracoastal or fronting the Loxahatchee River sits in a more exposed wind condition than a house four streets inland, and the engineering has to reflect that rather than assume a town-wide number. And a pergola with integrated lighting, heaters or a motorised roof needs an electrical permit alongside the building permit — we hold both licences, so that is one contractor and one schedule rather than two.

Some Jupiter addresses are not in the town at all but in unincorporated Palm Beach County, which is a different building department entirely. We confirm the jurisdiction from the parcel before anything is drawn.

One clarification worth having early: Palm Beach, Martin and St. Lucie counties are not in the High Velocity Hurricane Zone — that designation covers Miami-Dade and Broward only. It does not mean the requirements here are casual. Wind-borne debris provisions and full engineering still apply, and we design to them.

Jupiter’s coastal exposure is the reason we do not quote a structure off a catalogue. Every set we submit here is engineered to the following:

• Risk category: II
• Ultimate wind speed: our system carries a general structural evaluation up to 170 mph; your address gets its own site-specific number
• Resultant design loads: +25 psf gravity, −15 psf uplift, 33 psf lateral
• Roof loading: 5 psf dead, 20 psf live

Why we will not quote off a catalogue

A manufacturer’s general structural evaluation is not a permit document on its own. Jupiter requires a site-specific plan signed and sealed by a Florida professional engineer for your address — your slab or footing, your host wall, your exposure — and that sealed set is valid for one permit only. It cannot be reused on the house next door, let alone a different town.

If a Jupiter quote does not include site-specific sealed engineering, it is not a quote for a permitted structure. That difference tends to surface at inspection rather than at signing.
