Permitting in West Palm Beach

Addresses inside the city limits permit through the City of West Palm Beach development services department; unincorporated addresses with a West Palm Beach mailing address go through Palm Beach County instead. We confirm which one governs your lot before anything is drawn, because the two review differently.

Two local wrinkles are worth knowing early. In the gated golf communities — Ibis, Breakers West, President Country Club and their neighbors — the architectural review board approves the design, finish, and placement before a permit application is worth filing, and we sequence the ARB submission ahead of the permit so a board-requested change never means paying for engineering twice. In the city’s historic districts — El Cid, Flamingo Park, Grandview Heights and others — a visible new structure can also need historic-district review, and we prepare the drawings in the form that review asks for.

A structure carrying lighting, heat or a motorised roof also needs an electrical permit. We hold the electrical licence as well as the general contractor licence, so both come from us.

One clarification worth having early: Palm Beach, Martin and St. Lucie counties are not in the High Velocity Hurricane Zone — that designation covers Miami-Dade and Broward only. It does not mean the requirements here are casual. Wind-borne debris provisions and full engineering still apply, and we design to them.

Sealed engineering, per address

A general evaluation from a manufacturer does not clear a West Palm Beach permit. The city wants a site-specific set signed and sealed by a Florida professional engineer for your lot — footing or slab, attachment, exposure — and that set covers one permit and one address. This is also the practical argument for settling the design with your board or historic review before engineering is commissioned: move the structure three feet after it is sealed and the engineering is done again, at cost.
