Permitting in the Village of Wellington

Wellington permits through the Village of Wellington building department, which is its own authority and not Palm Beach County.

Wellington is the one part of our service area that is genuinely inland, and that changes the engineering conversation. Exposure and terrain are not the same as a Jupiter waterfront lot, and a structure engineered for one is not automatically right for the other. It works in both directions — we are not going to tell you an inland site needs coastal numbers it does not need.

The other Wellington-specific factor is the equestrian communities and their property owners’ associations, which frequently review structures for setback, sightlines and finish before the village will see an application. Screened enclosures, existing structures and lot coverage limits also come up here more than elsewhere, and they are worth checking before a design is finalised rather than after.

One clarification worth having early: Palm Beach, Martin and St. Lucie counties are not in the High Velocity Hurricane Zone — that designation covers Miami-Dade and Broward only. It does not mean the requirements here are casual. Wind-borne debris provisions and full engineering still apply, and we design to them.
