Permitting in Port St. Lucie

Port St. Lucie is one of the largest cities in Florida by area and runs its own City of Port St. Lucie building department. City addresses permit there, not through St. Lucie County.

The city is big enough that conditions vary a lot inside it. A lot backing onto the St. Lucie River or a canal is not the same wind condition as one in the middle of a newer interior subdivision, and we engineer to the site rather than to the city.

A large share of Port St. Lucie housing is newer construction, which usually makes the attachment condition straightforward — but it has to be verified, not assumed. How the structure ties into your host wall or roof is the part that gets looked at hardest, and it is the part a kit cannot answer. Lighting, heat and motorised roofs need an electrical permit alongside the building permit, and we hold both licences.

One clarification worth having early: Palm Beach, Martin and St. Lucie counties are not in the High Velocity Hurricane Zone — that designation covers Miami-Dade and Broward only. It does not mean the requirements here are casual. Wind-borne debris provisions and full engineering still apply, and we design to them.

The engineering the city will ask for

Port St. Lucie issues against a site-specific plan signed and sealed by a Florida professional engineer for your address — not against a manufacturer’s general evaluation. That sealed set is valid for one permit and one property.

On newer Port St. Lucie construction the attachment usually works out cleanly, but the engineer still has to confirm what the structure is tying into rather than assume it. That verification is the job. It is also the reason a kit cannot be permitted as-is.
